The access is not comfortable in winter.The south orientation is genuine and the house is well built. The approach road has two narrow stretches that become uncomfortable in winter rain. If you come three weeks a year it does not matter; if you live here all year, see it twice, ideally on a wet day.

There is an approved levy the listing does not mention.The terrace is the reason to buy it: 40 m² facing west, in the old town, is not something that comes up often. That said, the community approved a façade levy in June. It is in the minutes, I explain it before the viewing, and it is worth deducting from whatever price you have in mind.

Do not expect quick appreciation: the area is already mature.Well located, easy to let, and the community works. As an investment it is steady rather than exciting: the area has been established for years and the remaining price runway is limited. If you want rental yield, it fits; if you want a three-year capital gain, look elsewhere — and I am telling you that as the person selling it.
