My view
Do not expect quick appreciation: the area is already mature. Well located, easy to let, and the community works. As an investment it is steady rather than exciting: the area has been established for years and the remaining price runway is limited. If you want rental yield, it fits; if you want a three-year capital gain, look elsewhere — and I am telling you that as the person selling it.
