My view
The access is not comfortable in winter. The south orientation is genuine and the house is well built. The approach road has two narrow stretches that become uncomfortable in winter rain. If you come three weeks a year it does not matter; if you live here all year, see it twice, ideally on a wet day.
What to weigh up
The surface discrepancy between registry and cadastre is worth resolving before signing the deposit contract, not after.
