The real number first, even when it isn’t the one you hoped for. An inflated asking price burns the property in its first two months, which is exactly when people are looking.
The property, clean before it goes out
Nota simple, charges, community debts, licence. Whatever turns up, turns up now — not at the notary’s office.
Discreet marketing
Shown to the people it should be shown to. Where it makes sense, worked off-market.
Negotiation and closing
I negotiate protecting your interests, and I stay through to signing and handover.
If you are not resident in Spain
Two things are worth understanding from the start: the 3% retention the buyer pays directly to the tax office against your gain, and the municipal plusvalía charged by the town hall. Neither is a surprise if you plan for it. Both are, if they show up at the notary.
I’ll explain how they work and put you in front of the person who calculates them formally. The exact figure is signed off by a tax adviser, not by me.
